Why

From the beginning of time, housing has been one of the most important basic requirements to all humans.  Starting in Arizona with your basic cave man, we then progressed (about a thousand years ago) into pueblos, cliff dwellings and Hogans.  The original arizonans were very resourseful when it came to building and maintaining their communities.  It was important to them because it provided safety and security from their enemies, shelter from the harsh environment, a place for family, social and cultural growth.  It was all important for anybodys peace of mind, body and soul.

As important as housing was a thousand years ago in Arizona, it is still one of the most important nessesities.  What is more important than housing?  This is why we at Century 21 1st American in Tucson do what we do.  This is why we are Realtors…IT’s IMPORTANT !

A Little Suffering Can be Good in Tucson Real Estate

A little suffering is what makes a WIN really special…this will be true in anything such as enduring long hours of training, the recommtment after failure and the hard optimism it takes to overcome self doubt.  In my life, suffering has accumpanied my professional career, my sports career…even in my chosen hobbies.  To be good at anything, one must be vulnerable as you put yourself out there in the frey.  The Tucson realestate market has had its ups and downs over the last few months, however when something works out, IT FEELS SO GOOD!

House inspections will evaluate conditions and requirements necessary to bring the property to “rent ready”. This is a common question that our property managers are asked every day.  The answer lies in the location, condition, size and relevance in the Tucson market.  Our Property managers do a market analysis that includes nearby properties that are currently vacant and the advertised rent.  Also the experienced property manager relys on experience and the history of a particular area or subdivision.  They know if an area is appreciating and in high demand or is declining and may take some extra marketing time or upgrades/updates to get the property rented.  In any event, the proper advertised rent is the most key component of getting a property rented quickly and for the best cash flo for you, the owner.

What Would Cake Boss Say…about Tucson Real Estate?

Lately we have seen alot of prospective buyers and sellers of Tucson real estate, sit on the fence, unsure of whether to take action now or wait.  The promise of gaining capital or a beautiful place to live or a great investment is not enough to prod them into doing something now.  Even though it is common knowledge that whomever is buying Tucson real estate now will be real estate rich in five to ten years, this was not enough in many cases to provide the needed catalyst.  What may be the catalyst for many is the fear of loosing that window of opportunity that is closing before our very eyes.  Rising interest rates and prices will certainly be the norm in the coming months and what is a good deal today may not be such a good deal tomorrow.  The Cake Boss might say “If you buy Tucson real estate today, You can have your Cake and eat it too!”

The New Norm in Tucson Real Estate

The new norm in Tucson real estate reflects lower than historic housing starts, reduced inventories of single family homes, constant flux in economic indicators, lower than historic consumer confidence, increased demand for single family homes and mortgages continue to be more affordable than rents.  This mixed bag of the “New Norm” in Tucson real estate presents great opportunities for Buyers and Sellers and investors alike.  Anybody buying Tucson real estate today will be real estate rich in five years when housing starts will again start to approach normal numbers of ten years ago.  The current stats tell us that about one in five buyers are investors and one in three of all single family home transactions are consummated with cash.  The New Norm in Tucson real estate is different but definitely GOOD.

Stellar Phone Sense for Tucson Real Estate

Lately there has been some confusion on basic phone communication.  Phone conversations, especially concerning business should be concise and clear.  Here are a few pointers on getting your mobile communications through effectively.

1-Keep your voice at a level volume…if you have to yell you are in the wrong location to conduct business or you need to settle down.

2-Keep focused on the issues at hand making your conversation no longer than ten minutes…after that you start to loose focus and you start to repeat yourself.

3-If your smart phone is more that five years old, it’s not smart enough and the transmission can be garbled.

4-Make sure you have pencil and paper at hand to take notes…not recommended while driving.

5-Take the gum and the food out of your mouth so that you can speak distinctly.  Your message or questions are important so don’t waste everybody’s time with unintelligible gibberish.

Hope this helps in getting your mobile communications to the point where your real estate transaction have a better chance to close

Tucson Home Maintenance List

Winter can do a number on your home in terms of maintenance and repairs.  This is due to the great fluxuations in temperature here in the southwest desert as well as the abundance of sunlight.  In April, we can also get some wind that can do additional damage on landscaping and shingle roofs.  Some important ones to remember checking in the spring are;

Roof: repair/replace damaged shingles or coatings…maybe its time to get a new roof.

Cooling: check the plumbing to evaporative cooling units and change the pads in your AC and heating units.

Landscaping: trim and replace damaged trees and shrubs as well as your all important irrigation systems.

Pavement: fill cracks in your driveway…maybe its time for new asphalt or gravel

Painting:  Outside protection from the sun is important here in Tucson and fresh paint is an important part of that equation.

There are many maintenance issues to home ownership in Tucson just like any other location so don’t pussyfoot around and get it done in the spring!
